Hylands House is a Georgian mansion on the edge of Chelmsford, owned and run by Chelmsford City Council. The council bought the house and park in 1966 and restored the house between 1986 and 2007 (Hylands history). Weddings take exclusive use of the house, with its gilded Banqueting Room and Drawing Room, and the contemporary Grand Pavilion, which holds up to 300. It is venue-only hire: you bring a caterer from the accredited list and supply your own drinks with no corkage.

Our studio is at 21 Joel St, Northwood HA6, photographing weddings since 2001 and rated 4.8 out of 5 from 580+ Google reviews. Photographers are not on Hylands' list of suppliers you must use, and we are glad to photograph at Hylands House. Coverage starts from £750.

What a Hylands wedding costs in 2026, 2027 and 2028

Hylands publishes venue-only hire with internal furniture, including VAT, for 2026, 2027 and 2028 (prices page). For Hylands House and the Grand Pavilion in 2027:

  • High season (July to September): Saturday £14,800, Friday or Sunday £13,600, Monday to Thursday £10,900 for a full day or £9,700 for eight hours.
  • Mid season (April, May, June, October): Saturday £12,900, Friday or Sunday £11,700, Monday to Thursday £8,100 or £7,300.
  • Low season (November, December): Saturday £9,500, Friday or Sunday £9,100, Monday to Thursday £7,100 or £6,300.
  • Winter Wedding Offer, January to March 2027: the whole venue for £6,000 on any date.

In 2028 the same high-season Saturday is £15,000 and the low-season eight-hour weekday £6,500. In 2026 a high-season Saturday is £14,300 (the 2026 table puts June in high season; the 2027 and 2028 tables put it in mid season). Hylands House alone, for 80 at the ceremony and meal and up to 120 in the evening, is £6,000 to £9,500 on Monday to Thursday in 2027. A ceremony-only booking in a house room for up to 100, Monday to Thursday in the winter months, is £2,200 in 2027 for a minimum of two hours.

A refundable £1,500 security deposit is due with the balance. Because the hire is venue only, catering from an accredited caterer, drinks service, decoration and registrar fees all sit on top, and additional hours are available on request at prices not published. The Asian weddings page adds that earlier set-up beyond the first complimentary hour of supplier access costs £600 an hour (Asian weddings).

Mandaps, Nikkahs and civil ceremonies at Hylands

The Banqueting Room and the Drawing Room are licensed for civil ceremonies (ceremony page). The brochure gives the Banqueting Room up to 100 for a ceremony, or 80 if dining, and the Drawing Room up to 100 (brochure); the Hylands House weddings page gives 80 for each, so confirm the figure for your layout. The outdoor ceremony garden, under the woodland canopy between the house and the Victorian Pleasure Gardens, takes up to 100 and has an oak structure, wooden seating and an outdoor sound system; one page says it runs April to October. Its licence status is not stated, so ask whether the legal part can be held there.

Hylands publishes more on South Asian weddings than most venues. Its Asian weddings page says the Grand Pavilion can hold a mandap with a havan kund and Ganesh murti; that a baraat can process a long way down towards the house by car or on horseback; and that dhol players are welcome (Asian weddings). After a Hindu ceremony, guests go into the house for lunch while the couple has photographs and plays Koda Kodi. For a Nikkah, rooms in the house hold up to 100, separate rooms are available for a segregated ceremony or reception, and the Pavilion takes 300 for a Walimah with staging in two layouts and a bar that can serve mocktails or be draped. For Sikh weddings, the couple can use the wedding suite to change after a morning ceremony while guests have drinks and canapés downstairs. Individual rooms in the house can host a mehndi.

Caterers come from the accredited list, which includes a range of Asian caterers. Registrar booking and ceremony times are not published, so ask the team how registrars are arranged for the licensed rooms.

Accredited caterers and fireworks, an open choice of photographer

Hylands publishes no photography policy for weddings. Its accredited suppliers page restricts fireworks, indoor special effects, live streaming and food and drink to named suppliers, and does not list photographers.

Photography during the ceremonyNot published; the registrar sets the rules for civil ceremonies
Own photographerNot restricted: photographers are not among the accredited supplier categories
FlashNot published
DronesNot published; the park is public, so ask the council before planning any aerial footage
ConfettiRules not published; the brochure gives exclusive use of the East Terrace Garden for confetti photographs after the ceremony
FireworksFirework Crazy only, as the sole accredited supplier
Dry ice and cold sparklers indoorsAccredited suppliers only
Finish timeCarriages at midnight; additional hours can be bought in advance

Where a rule is shown as not published, ask the venue in writing before the day.

The Wisteria Suite, the Rose Room and the Repton Room

The house has three getting-ready rooms, decorated by the estate's resident artist Liz Knight with themes taken from Humphry Repton's work on the grounds (brochure). The Wisteria Suite has large antique mirrors, hanging space for long veils and trains, and views of the back lawn. The Rose Room next door has a beauty area and velvet seating for the rest of the party, with a bathroom between the two that can be closed off. The Repton Room, also overlooking the back lawn, has a William Morris feature wall, sofas and wardrobes, and suits the other half of the couple (getting ready).

All three have a safe, a fridge and tea and coffee. The wedding party has access from 9am, and the estate's café, The Deli, can deliver a brunch to the suite. For a Sikh wedding the venue suggests using the suite to change after the morning ceremony. Hylands has no bedrooms, so anyone needing to stay the night before will need a hotel nearby.

Planning photographs on the East Terrace and in the Pleasure Gardens

  • The Banqueting Room has floor-to-ceiling windows facing the back lawn, the parkland and the Serpentine Lake, with 24-carat gold leaf, silk-lined walls and a coffered, painted ceiling (brochure). Window light from one side suits portraits indoors.
  • The Drawing Room is dual aspect, with a gilded ceiling, hand-painted wall motifs and a white marble fireplace, and opens onto the East Terrace, which the brochure names for romantic, group and confetti photographs.
  • The Pleasure Gardens have wisteria, roses and a lily pond, and the venue also names the One World Garden and the 574 acres of parkland for photographs (Hylands House weddings). Ask the team which flowers are likely to be out on your date.
  • The outdoor ceremony garden is planted with rhododendrons, azaleas and seasonal bulbs under a tree canopy, which gives soft, even shade on a bright day.
  • The Grand Pavilion has floor-to-ceiling windows onto the courtyard, chandeliers and ivory drapes, and is 25 by 18 metres, enough room for a mandap and a full guest view.
  • Hylands Park is a public park, open daily, so other visitors may be in the wider grounds; the East Terrace Garden is exclusive to the wedding after the ceremony.

Sir John Comyns, Repton and the council's restoration

Hylands House was built around 1730 for Sir John Comyns as a red-brick Queen Anne style mansion. In the early 19th century the landscape designer Humphry Repton guided changes to the house, and the stable block was added under Pierre Labouchere to a design by William Atkinson (Hylands history). The estate reached 4,300 acres under John Attwood. Christine Hanbury owned it from 1922 until her death in 1962, and in 1966 the council bought the house and estate and opened the park to the public. Restoration began in 1986 and its final phase was completed in 2007. Today the house is Grade II* listed, with a white stucco front and portico, in about 574 acres of parkland.

London Road, the A12 and a taxi from Chelmsford

The wedding venue entrance is on London Road, Chelmsford CM2 8WQ; the separate Hylands Park entrance is CM2 8FS (visit page). The Asian weddings page describes the estate as just off junction 15 of the A12 and under an hour from London. Chelmsford station is about ten minutes' drive away, and the brochure gives train times to Chelmsford of 35 minutes from Liverpool Street and 25 minutes from Colchester. By bus, route 351 runs from the city centre along London Road, though the estate warns it involves crossing a busy dual carriageway, and route C4 stops at Lodge Road for the Writtle entrance. We travel to Hylands House from our Northwood studio, and travel is set out in the written quote.

Free parking with stewards at Hylands

For weddings, car parking is free for all guests and parking stewards are included (your wedding). The London Road car park sits beside the Hylands House entrance. Public parking charges apply on the estate from 9am to 6pm on other days, and there are no electric vehicle charging points on site (visit page). Overnight parking rules are not published; since there are no bedrooms at Hylands, ask the team whether guests can collect cars the next morning.

Hylands House wedding photography, frequently asked questions

How much does a Hylands House wedding cost?

Hylands publishes venue-only hire including VAT. For the house and Grand Pavilion in 2027, a Saturday is £9,500 in low season, £12,900 in mid season and £14,800 in high season. Monday to Thursday starts at £6,300 for eight hours in low season, and the whole venue is £6,000 on any date from January to March 2027. Catering, drinks and registrar fees are extra, and there is a refundable £1,500 security deposit.

How many guests can Hylands House hold?

The Grand Pavilion holds up to 300 for a ceremony or reception. The brochure gives the Banqueting Room and Drawing Room up to 100 each for a ceremony (80 dining in the Banqueting Room), and the outdoor ceremony garden 100. Booked alone, Hylands House takes 80 for the ceremony and meal and up to 120 in the evening.

Can we have an Asian wedding at Hylands House?

Yes. Hylands has a page for Asian weddings. It says the Grand Pavilion can hold a mandap with a havan kund, a baraat can come down towards the house by car or on horseback, dhol players are welcome, rooms in the house suit a Nikkah for up to 100 with segregated rooms if wanted, and the Pavilion takes 300 for a Walimah or a Sikh reception. The accredited caterers include Asian caterers.

What time do Hylands weddings finish?

Guests can stay until carriages at midnight, and additional hours can be bought in advance when you confirm the booking. The wedding party can arrive from 9am and guests from 10am.

Can we use our own caterer and photographer at Hylands?

Caterers must come from the accredited list, which includes Asian caterers. Drinks can be supplied by you through your caterer or bar company with no corkage. Photographers are not among the accredited supplier categories, so you can choose your own. Fireworks must come from Firework Crazy.

Is there parking and accommodation at Hylands House?

Parking is free for wedding guests and stewards are included. There are no bedrooms; the house has three getting-ready rooms, so guests staying over will need a hotel. Chelmsford station is about ten minutes' drive away.

Can we have an outdoor ceremony at Hylands?

Hylands has an outdoor ceremony garden under the woodland canopy for up to 100 guests, with an oak structure, seating and a sound system. The Grand Pavilion can also hold the ceremony and reception in one room. Only the Banqueting Room and Drawing Room are stated as licensed, so check whether a civil ceremony can legally take place outdoors.
