Leez Priory stands on the site of a 13th-century Augustinian priory at Hartford End, Great Leighs, near Chelmsford. The house was built around 1546 by Richard Rich, Lord Chancellor to Henry VIII, and the venue says it became the first country house in the UK licensed for civil ceremonies, in 1995 (about Leez Priory). Weddings are exclusive use of the house and its 40 acres of parkland, with two lakes, a brook, the Great Tower, a cellar disco and 25 bedrooms.

Our studio is at 21 Joel St, Northwood HA6, photographing weddings since 2001 and rated 4.8 out of 5 from 580+ Google reviews. Leez Priory's published pages do not tie couples to a list of photographers, and we are glad to photograph at Leez Priory. Coverage starts from £750.

What Leez Priory publishes on package prices

Leez Priory sells all-inclusive packages and publishes starting prices on its wedding packages page, without a year attached to most of them:

  • The Candlelight Package, 40 guests: from £6,000 (described as new).
  • The Party Package, 60 guests: from £7,000.
  • The Intimate Package, 30 guests: from £7,500.
  • The Classical Package, 60 guests: from £8,400.
  • The Luxe Package, 60 guests: from £13,400.
  • The Grandé Luxe Package, 100 day guests with wedding-night accommodation: from £22,532.
  • The Two Day Luxe Package, 50 plus 50 guests over two days: from £47,500.
  • Simply Ceremony, new for 2026: a minimum spend from £1,000, without an exclusive-use reception.

A bespoke route is listed with venue hire "from £0", where you build the day element by element, and monthly payment plans start from £350. The cost per extra guest is not published.

The FAQ sets out the other charges: a £1,000 non-refundable booking deposit, a £1,000 damage deposit refunded within 14 days, an optional £250 damage waiver, and breakfast for non-resident guests at £16.50 per adult and £7.50 per child (FAQs). Minimum numbers are 60 for the Classical, Luxe and Party packages and 30 for the Intimate. Registrar fees are paid separately.

Seven (or eight) ceremony settings and a civil-only licence

The FAQ describes seven ceremony locations, four outdoor and three indoor; the home page says eight and the ceremony page lists three indoor and five outdoor, so ask which are open on your date (ceremony page). The named settings are the Great Hall (vaulted ceiling, exposed beams and a feature fireplace, on the first floor of the main house), the Coach House Barn, the Carriageway inside, the Great Tower inside and outside, settings under the main carriageway, and a newer lake ceremony facing the lake. Most hold 100 guests, the Coach House 110 and the Tower 65.

Ceremonies are civil only. A priest or vicar cannot legally marry you on site, but a blessing afterwards is welcome, and the registrar does not allow religious music such as hymns during the civil ceremony. The registrar comes from Chelmsford Registration Service, and the venue recommends a ceremony between 1pm and 3pm, with 12.30pm the earliest; a ceremony lasts about 20 to 30 minutes (FAQs).

For South Asian couples the catering rule matters most. All food comes from the in-house chefs, outside food and drink are not allowed, and the FAQ says international cuisine is not offered because the chefs are English. Leez Priory publishes nothing on Hindu, Sikh or Muslim ceremonies, a mandap, a baraat or halal menus, so ask the venue directly before booking whether any of these can be accommodated.

Getting ready at Leez Priory: the cottages and courtyard rooms

Leez Priory does not name a getting-ready room. Accommodation is spread across 20 courtyard rooms, two family lodges, two Priory Rooms in the main house and a private cottage (accommodation). Fisherman's Cottage is described as a quiet hideaway for the night before and sleeps six, and The Granary is named as the honeymoon suite. The Smithey and the Lakeside Lodge each sleep four. On the two-day Luxe package, 50 guests stay the night before.

The FAQ notes there are no TVs and no WiFi in the bedrooms, so download any playlist for the morning in advance. Suppliers such as hair and make-up can arrive from 11am, and exclusive use begins at midday, so a getting-ready start earlier than that needs planning around a room booked for the night before.

Planning photographs at the Tower, the courtyard and the lakes

  • The Carriageway under the Great Tower has 16th-century oak doors, a cartwheel chandelier and a medieval flagstone floor (house and grounds). It works as a covered portrait spot when it rains.
  • The inner courtyard, with its croquet lawn, is where the venue places drinks and canapés in the sun, and the Great Hall looks over it, so it is the natural setting for group photographs.
  • The grounds cover 40 acres with two lakes, a brook and woodland. The venue's captions name the Lower Lake and fountain and the Great Tower as backdrops, and the newer lake ceremony faces the water.
  • Indoors, the Tudor Room has exposed beams and an inglenook fireplace, the Light Oak Room has oak panelling and a baby grand piano, and the bar has a log fire with a copper hood. These are warm, darker rooms; the Coach House has bare red brick and is described as bright and airy.
  • The cellar disco has a vaulted ceiling and disco lighting, so dance-floor pictures will be lit by the party lights.
  • The Tower has no lift and its indoor room takes 65, so older relatives may not reach it; plan family groups in the courtyard or on the ground floor, which has ramps except to the disco (FAQs).

Lord Rich's Tudor mansion and the 1995 licence

Sir Ralph Gernon founded a priory for Augustinian priests here in 1220. After the Dissolution in 1536 the land passed to Sir Richard Rich, Lord Chancellor to Henry VIII, who as Lord Rich of Leighs built a house around 1546 that the venue calls one of the finest Tudor mansions in Essex (about Leez Priory). As the seat of the Earls of Warwick it received visitors including Queen Elizabeth I. Guy's Hospital bought the estate in 1735 and much of the mansion was demolished, leaving the main house, the carriageway and the Great Tower, with ruins still in the grounds. Country House Weddings bought the property in 1987 and restored it; in 1995 it became the first country house in the UK licensed for civil ceremonies, and in 1999 the protected barns and stables were added as the Coach House Barn and courtyard rooms. The FAQ describes the house as Grade I listed.

Hartford End: 15 minutes from Chelmsford and the M11

Leez Priory is at Hartford End, Great Leighs, Chelmsford CM3 1JP (contact). The venue page puts it about 15 minutes from Chelmsford and the M11 (the venue). Its pages do not publish a nearest station, bus route or taxi list, so guests coming by train should book a taxi in advance from Chelmsford. Ask the venue for directions to the car park and the gate. We travel to Leez Priory from our Northwood studio, and travel is set out in the written quote.

Parking at Leez Priory

The FAQ refers to the car park, with the Coach House described as just off it, and says there is one electric vehicle charging point, used through an app on arrival (FAQs). The number of spaces and the rules for leaving cars overnight are not published; since everyone must be off the estate by 11am the next morning, ask the venue whether cars can stay until then.

Can we have an Asian wedding at Leez Priory?

Leez Priory does not publish anything on Hindu, Sikh or Muslim ceremonies. Its FAQ says the legal ceremony must be civil, all food comes from its in-house chefs with no outside caterers, and international cuisine is not offered because the chefs are English. Ask the venue directly what it can accommodate before booking.

Can you have confetti at Leez Priory?

Yes. Indoors only neutral-coloured paper confetti is allowed, and outdoors only fresh petals. Fireworks are allowed using Dynamic Fireworks, and candles must follow the venue's naked flame policy.

What time is the ceremony at Leez Priory?

Partly. It is a Grade I listed building, so access is limited. Ramps serve the ground-floor rooms of the main house except the disco, the Tower has no lift and is not accessible, and one bedroom has a wet room, a higher bed and a wider doorway. Tell the venue about access needs in advance.

What time do weddings finish at Leez Priory?

An evening finish time is not published. Exclusive use runs from midday on the wedding day until 11am the following morning, with bedroom check-out at 10am, so ask the venue when the bar and music stop.
