Gaynes Park is a private country estate at Coopersale, about two miles from Epping town centre, which the venue says has been family-owned since 1792 (home page). Weddings use three licensed spaces, the Orangery at the end of a Victorian walled garden, the open-sided Gather Barn and the listed Mill Barn, with Apple Loft Cottage for getting ready and a ten-bedroom Coach House for guests. Two new spaces, a second preparation room and a courtyard bar, are due from spring 2027.
Our studio is at 21 Joel St, Northwood HA6, photographing weddings since 2001 and rated 4.8 out of 5 from 580+ Google reviews. Gaynes Park leaves the choice of photographer to the couple, and we are glad to photograph at Gaynes Park. Coverage starts from £750.

What Gaynes Park publishes on price
Gaynes Park does not publish a price table. Venue hire prices are shown date by date on the availability calendar on its dates and prices page, so the figure depends on the date you pick; ask the Events Team for a written quote at your numbers. The enquiry form groups guest numbers into bands from 25 or fewer to 150 or more.
Food and drink come only from Venue Catering and Events Ltd, the estate's exclusive food and drink partner since 2008, so catering is a separate cost on top of hire (food and drink). The current offer is £1,000 off the daytime food and drink package on selected remaining 2026 dates, once a minimum catering spend is reached; the minimum is not published. Tables and chairs are included in the hire (FAQs). Deposits, registrar fees and the Coach House rate are not published.
The Orangery, the Gather Barn, the Mill Barn or the woods
Gaynes Park is licensed for civil ceremonies and civil partnerships for up to 150 guests in three spaces: the Orangery, the Gather Barn and the Mill Barn (FAQs). The Orangery can be laid out church style, with the table in the centre or at the far end of an aisle. The Gather Barn is open-sided, so it gives an outdoor feel with cover overhead (Gather Barn). The FAQ also lists the Walled Garden and the London Lookout for outdoor ceremonies, and the venue recommends a 2pm or 2.30pm start.
A woodland setting in Sawpit woods is new: through the gate beyond the Walled Garden, along the old Lovers' Walk and through an arch of rhododendrons to a space under two old redwoods, with handmade benches. Only a select number of woodland weddings are held each year, and the page does not say whether the woods are licensed, so ask whether the legal ceremony can take place there (woodland weddings).
Gaynes Park does not publish anything on Hindu, Sikh or Muslim ceremonies, a mandap or sacred fire, a baraat, or halal and vegetarian menus, and catering is exclusive to its partner. Registrar arrangements are not stated either. If you are planning a South Asian wedding, ask the Events Team in writing what the caterer can serve and whether a religious ceremony can be held in one of the barns.
Drones with a flight plan, no sky lanterns: Gaynes Park's rules
Gaynes Park's FAQ is unusually direct about photography: photographers may visit beforehand, there is no restricted access in the grounds, and evening and moonlit shots are welcome (FAQs).
| Photography during the ceremony | Not published; the registrar sets the rules on the day |
|---|---|
| Own photographer | Allowed: suppliers are your choice if they meet venue requirements; photographers may visit or book an engagement shoot through the Events Team |
| Flash | Not published |
| Drones | Allowed: the operator must supply device, insurance and public liability documents and follow the Events Team's flight plan |
| Confetti | Not published |
| Candles | Real candles in the Mill Barn and Orangery in glass or on a mirror; battery or LED in the mezzanine lanterns, Gather Barn and Orangery beams |
| Fireworks and lanterns | Silent outdoor fireworks on 5 November only; no indoor fireworks; no sky lanterns |
| Music | Noise limiter at 90 decibels; speakers face the Gather Barn and car park; bands and DJs set up from 9am |
| Supplier paperwork | PAT-tested equipment, public liability insurance and a risk assessment |
Where a rule is shown as not published, ask the venue in writing before the day.
Apple Loft Cottage and the new Stables
Apple Loft Cottage is the getting-ready base, a few metres from the Orangery and the Mill Barn, with room for a hairdresser and make-up artist, natural light and mirrors (Apple Loft). It is centrally heated and air-conditioned, and a wedding car can drive to it (FAQs). Sleeping numbers are not published.
From spring 2027 a second preparation room, The Stables, opens alongside Apple Loft Cottage, so both halves of the couple can get ready privately on site (new for 2027). Guests can stay in the ten-bedroom Coach House on the estate, which is booked separately through Gaynes Park Ltd (accommodation).
A 2pm ceremony at Gaynes Park: an outline
| When | What happens |
|---|---|
| 9am | Bands and DJs may begin setting up. Suggestion: getting-ready photographs in Apple Loft Cottage. |
| Before the ceremony | The walk from Apple Loft Cottage along the drive, through the Heart Gate and down the Long Walk to the Walled Garden, while guests wait in the Orangery. |
| 2pm or 2.30pm | The venue's recommended ceremony time, in the Orangery, the Gather Barn, the Mill Barn or an outdoor setting. |
| After the ceremony | Drinks reception in the Walled Garden with lawn games. Suggestion: group photographs on the lawns, then couple portraits at the pavilion and the London Lookout. |
| Wedding breakfast | In the Mill Barn, with the bar shutters closed during the meal and opened afterwards. |
| Evening | Up to 200 guests, dancing beside the Mill Barn bar, with the Gather Barn as a quieter area. Check the light table for the month before fixing a sunset portrait, and plan a night portrait at the lit pavilion. |
| Next morning | Cars left overnight collected between 9am and 11am. |
An outline for planning, not a schedule. Times are shown only where the venue publishes them; everything else is a stage to time with you and confirm with the venue.

Planning photographs on the Long Walk, the drive and the Walled Garden
- The FAQ names the Walled Garden, the Long Walk, the entrance drive, the London Lookout and the Pavilion as photograph locations, with no restricted access (FAQs). The estate describes views of the London skyline from its position on the Epping Ridge.
- The Long Walk runs from the Heart Gate past open countryside and herbaceous borders to the Walled Garden entrance; the venue suggests it for the quiet minutes before the walk up the garden aisle (Long Walk).
- The Victorian Walled Garden has a heart-shaped gate, roses, herbaceous borders and a wrought-iron pavilion, with feature lighting at night, which suits an evening portrait (Walled Garden).
- The Orangery is light and contemporary, with glass windows and oak doors looking onto the garden, and lantern-lit aisles at night (Orangery).
- The Mill Barn is a listed brick barn with exposed beams, four tree-trunk supports and floor-to-ceiling windows onto the courtyard (Mill Barn). Fairy lights run along the mezzanine bannisters.
- The entrance drive is a popular portrait spot, including at golden hour (entrance drive). The Sawpit woods setting has bluebells in spring and turning leaves in early autumn.
- The Mill Barn mezzanine is not wheelchair accessible; ramps and accessible toilets are at the Mill Barn and by the Orangery, so plan family groups at ground level.
Banks Lane, Coopersale and the Central line to Epping
Gaynes Park is on Banks Lane, Coopersale, Epping CM16 7RJ, about two miles from Epping town centre and near the M25 and M11; the FAQ tells guests to come in off Banks Lane (FAQs). The venue does not publish public transport details, so guests arriving at Epping station on the Central line should plan a taxi for the last two miles. A helicopter can land in the Pony Paddock across the farm track. We travel to Gaynes Park from our Northwood studio, and travel is set out in the written quote.
Parking, coaches and overnight cars at Gaynes Park
There is a main car park with plenty of spaces and an overflow car park, and the main car park takes a coach or double-decker bus (FAQs). Cars may stay overnight at the owner's risk and are collected between 9am and 11am. The wedding car can drive to the Gather Barn or Apple Loft Cottage; for the Orangery, the couple walks through the Heart Gate and Lion Gates or uses the gate beside the Orangery.
